The first time I bought a house, it was 2005, and getting a mortgage was the easiest thing in the world. I actually did the whole process over the phone, and I didn’t have to submit any sort of documentation or anything.


Well, times have changed. I’m buying a home next month (!!!), and my hand is already worn out from all the forms I’ve had to sign–and it’s not even closing yet! Although getting a mortgage is tougher now than it was a decade ago, there are some newer programs that can benefit home buyers as well.

There are dozens of programs that can help with everything from your down payment to home maintenance, but many buyers never even know they exist. They are mostly local and federal government subsidies and assistance programs, but there are also several non-profit companies in the game as well. Some are based on profession (teachers, military, non profit employees), but others are tied to specific neighborhoods, with the aim to revitalize various areas.

If you’re curious about what extra help you might qualify for, check out the US Dept. of Housing and Urban Development, where you can click on your state and access lots of information. If you have questions, your realtor should be pretty familiar with what’s out there, and your loan company also can give you more info.
