What to Disclose When You Sell Your Home

A friend of mine was selling her home a few years back and we were discussing what exactly she needed to disclose to the buyers. She wanted to be honest with them, but she also didn’t want to freak them out with pages and pages of disclosures that may or may not be necessary. Do you need to include every single repair and change? How about that one time the wind blew a shingle off the roof and we had a little leak, but we fixed it the next morning? Or what about the window that needs to be propped up? Or that one light switch that doesn’t seem to turn anything on or off? When you get down to nitty gritty stuff like that, it can be tricky to know what your responsibilities are to the buyers.

I found this list over on househunt.com to be really helpful in this situation. It lists 16 things that you really ought to disclose to potential buyers to avoid lawsuits later. Of course, your realtor can help guide you if you have more specific questions, but I think this list is a great starting point.
